Poor quality listings will 9 times out of 10 attract poor quality tenants.

Every landlord will agree that there is nothing worse than a tenant who is regularly late on rent, disturbing neighbours or requesting their bond back when they returned the keys with the house in disturbing condition.

At the time this article was written, the current market suits tenant desires rather than the landlord. Vacancy rates in Sydney are up to 3.5%. To put that into perspective, vacancy rates in the last 15 years have averaged between 1.5 and 2%.

So how does one create the perfect rental listing that stands out from the crowd and attracts the perfect tenant?

Here are 5 ways that have been found to be SUPER EFFECTIVE.

  1. Clear Space

kitchen

We see listings go up all the time with dirty laundry lingering in the bedrooms, bench tops full off accessories and dishes in the kitchen. When preparing a room for a photoshoot, be sure to clear all bench tops and make rooms look as open and lively as possible. Open spaces work best within property marketing.

  1. Aesthetic Photographs

Choose your focus point wisely when taking a picture. You should be trying to tell a story without any words. Be very clear with what you’re displaying, where you would like your viewer to pay attention and how much light/shading occupies the photograph.

  1. Fact, Feature, Benefit

Sales & Marketing 101, always start with a fact then move on to the features before boasting the benefits.

E.g. 3 BDR APTMNT, Luxurious Living, Stone's throw from shops and public transport.

As easy as this one sounds, we see many self-manage landlords completely oversee it, which results in the ad being buried in-between the more informative and easier to read listings.

  1. Don’t Be Biased

Being biased is a part of human nature, we all tend to believe that our beliefs are the right beliefs and our decision is the right decision. But, when it comes to an open market place, we must follow the market trends which are not made with a biased opinion. The less bias you are with your property and the more truth you tell, the better your chances will be of finding an honest tenant.

At Instarent, we believe that transparency is key to all relationships.

  1. Be Contactable

Traditionally tenants would call you about an inquiry on your property. However, with the number of agents that call self-managing landlords and dealing with stresses of the day, can mean the phone sometimes goes unanswered. Missed calls make for potential lost leads which could have ended all the heartache of paying a mortgage on a vacant property.

Using Instarent, landlords can easily be contactable through the app, a simple free to use system where tenants can find and apply for property digitally.
